Boutique Hotel & Mixed-Use Building

In the heart of historic downtown Powell, Ohio, Creative Studio Architects designed a 24,000 sq ft mixed-use boutique hotel that serves as a bridge between the city’s charming heritage and the future of hospitality. The building’s scale, materials, and architectural rhythm were meticulously curated to honor the local aesthetic, ensuring the project feels like a natural evolution of the downtown streetscape rather than a modern intrusion.

A unique challenge of the site involved a significant front utility easement, which we reimagined as a vibrant, active green space. Rather than leaving this area as passive landscaping, the design transforms it into an energetic "front porch" for the community.

The upper two floors introduce a disruptive boutique hotel model that prioritizes autonomy and flexibility. Designed more like high-end apartments than traditional guest rooms, the units cater to a modern traveler who values privacy and technology. Inside, the atmosphere shifts to one of timeless sophistication. Creative Studio Architects utilized rich wood paneling and deep, tactile textures to create a sensory-driven environment. This focus on materiality elevates the "boutique" feel, providing a warm, residential-inspired luxury that distinguishes the property from standard commercial hotels.

Construction is currently underway and is expected to be completed in late 2026, setting a new benchmark for mixed-use development in the region.
